Zoning Board of Appeals Meeting Schedule for 2021

Jurisdiction

The Zoning Board of Appeals is hereby vested with the following jurisdiction and authority:

a. To hear and decide appeals from any order, requirement, decision, or determination made by the Building official under this Ordinance;

b. To hear and pass upon the application for variances and special use permits in the manner prescribed by and subject to the standards established in this Ordinance.

c. To review and hear all applications for text and map amendments to this Ordinance, including pre-annexation agreements, and report said findings and recommendations to the City Council in the manner prescribed in this article for amendments;

d. Receive from the Building Official his recommendations as to the effectiveness of this Ordinance and report its conclusions and recommendations to the City Council not less frequently than once a year;

e. To receive recommendations from the Planning Commission on applications for special use, text and map amendments; and

f. To hear and decide all matters referred to it or upon which it is required to pass under this Ordinance, or prescribed by the applicable provisions of the Illinois State Statutes.

Meetings & Rules

All meetings of the Zoning Board of Appeals (ZBA) shall be held at the call of the Chairman, and at such times as the Zoning Board of Appeals may determine. All hearings conducted by said Board shall be open to the public. Any person may appear and testify at a hearing either in person or by duly authorized agent or attorney. The Chairman, or in his absence the Acting Chairman, may administer oaths and compel the attendance of witnesses. The Zoning Board of Appeals shall keep minutes of its proceedings and shall also keep records of its hearings and other official actions. A copy of every rule or regulation, order, requirement, decision, or determination of the Zoning Board of Appeals shall be filed in the Office of the Building Official, and shall be a public record. The Board shall adopt its own rules and procedures, not in conflict with this Ordinance or with the applicable Statutes, and select or appoint such officers as it deems necessary.
